Luntom (Yui Chiranan), a wealthy owner of a textile factory and various other businesses, is a widow who remarries a man named Cheep (James Ruangsak). Blinded by love and infatuation, she hands over the management of her businesses to him, believing his claims of love. She is unaware that Cheep is actually after her fortune and is a serial womanizer behind her back. He specifically targets Usa (Jam Panichada), the niece of Luntom’s late husband who lives in the mansion and works as an accountant in the factory. Usa has a boyfriend, a police officer named Tharin (Aof Chanapol), and they plan to marry.

However, Usa is worried about Luntom, who suffers from a strange illness. The symptoms include shortness of breath, muscle weakness, and falling into a state where she appears dead, though her heart continues to beat. Doctors cannot find a physical cause and attribute it to stress and lack of rest.

Wan (Tom Ratchaneekorn), Luntom’s personal maid, asks for leave to go home. Unexpectedly, her sister and brother-in-law commit suicide to escape loan sharks, forcing Wan to take in their daughter, Rossukon (Jakjaan Akhamsiri). Luntom welcomes Rossukon to repay Wan's loyalty. However, Rossukon is ambitious and seeks a shortcut to a comfortable life. She seduces Cheep, who becomes infatuated with her, and they begin an affair. Usa discovers this but cannot find a chance to tell Luntom.

Cheep moves Rossukon into the main building. Luntom catches them but keeps quiet, hoping Cheep will eventually end it. She is wrong; Cheep and Rossukon conspire to kill her. They notice Luntom often stops breathing and figure if she truly dies, the assets will go to Cheep. Luntom eventually "dies" but miraculously revives. After this near-death experience, Luntom decides to build her own mausoleum—a beautiful Thai-style pavilion. She orders Usa and the servants to place her body there if she dies, rather than cremating her immediately. Everyone disagrees but dares not object.

Cheep refuses to give up. He teaches Luntom to drive and takes her on a trip, where Luntom hopes to prove she isn't sick and win back his love. However, the car crashes, and Luntom dies. Rossukon rushes to arrange a funeral and wants an immediate cremation. Usa and Tharin use a trick to delay it, drilling air holes in the coffin just in case. Usa steals the body from the temple to bring it to Dr. Phan (Somlek Sakdikul), Tharin's father, who possesses herbal knowledge to revive the dead. The attempt fails; Luntom does not wake up. However, her spirit witnesses the depth of Cheep and Rossukon’s betrayal and becomes consumed by vengeance. Her body is placed in the pavilion she built. Wan is tasked with bringing food offerings daily. The will states that if Cheep does not follow these instructions, he will be disinherited.

Cheep and Rossukon try to embezzle as much wealth as possible. Luntom’s spirit, furious at their defiance, begins to haunt the house to teach them a lesson, hoping they will repent. Rossukon brings her relatives to live in the house. Chalong (X Thitinan) is driven insane by the ghost, and Rewat (Bird Tharatip) dies from fright. Rewat’s wife, Naruemon (Prae Panrampha), stubbornly stays, hoping for a share of the money.

Cheep challenges Luntom frequently. In response, Luntom forces him to sleep in the coffin with her corpse. When he is found, Cheep and Rossukon try to flee, but Luntom uses her powers to make them drive in endless circles until they crash and end up in the hospital. Wan and Usa seek out Jaran (Ae Sittipan), a man who can communicate with spirits, begging Luntom to stop committing sins. Luntom refuses.

Usa tries to pay Rossukon to leave Cheep to appease Luntom’s spirit. Rossukon, broke, agrees, but the plan fails due to a misunderstanding with Jaran’s sister. Rossukon returns to the mansion, unrepentant. Luntom punishes Cheep by forcing him into the coffin again. Rossukon steals Luntom’s jewelry to flee, only to find the gold and diamonds have turned into fakes (an illusion).

Desperate, Rossukon asks Jaran for help, but the money he gives her turns into paper. Usa realizes Luntom is keeping Cheep prisoner in the graveyard but stays silent, seeing Cheep’s wickedness. Rossukon tries to hire exorcists, but monks and spiritual doctors refuse to harm Luntom’s spirit because of her past good deeds.

Luntom torments Rossukon until she is nearly crazy. Cheep begs for release. Luntom offers a trade: Rossukon must take his place in the mausoleum. Rossukon refuses, revealing her selfishness to Cheep. Rossukon flees to an undertaker, sleeping with him in exchange for finding a powerful sorcerer to defeat Luntom. After getting what he wants, the undertaker refuses to help. Enraged, Rossukon wears a Buddha amulet and enters the graveyard. Luntom rips the amulet from her neck.

Luntom forces Rossukon under the coffin, where corpse fluids drip onto her face. Luntom then locks both Cheep and Rossukon in a temple corpse warehouse. Starving, the two fight over the food offerings for the dead. In the end, Cheep kills Rossukon and goes completely insane.

Usa decides to cremate Luntom to end the cycle of revenge. Luntom’s spirit appears one last time to thank and bless everyone, leaving all her assets to Usa.

The chaotic story of three siblings—Don, Na, and O—who find themselves responsible for a theater left behind by their father after his sudden passing. Their mother died when they were young, leaving them with only their father. However, their father was a workaholic obsessed with the theater, often neglecting them and causing their relationship to become distant. Over time, Don, the eldest brother, moved out to live on his own, while Na (the middle sister) and O (the youngest brother) remained at home with Uncle Supot, their father’s close confidant. Their father’s life revolved entirely around the theater, leaving him no time for his children.

One day, Uncle Supot, the theater caretaker, informs them that their father has passed away. The three are shocked, realizing they barely knew him at all; their only memories are of him dragging them to the theater—theater this, theater that—until they were sick of it. But the biggest shock comes when they learn their father has left the theater for the three of them to inherit. They are at a loss because none of them ever cared about their father's work. Don proposes selling the theater and splitting the money, arguing that he deserves the largest share as the eldest.

However, Na and O disagree. With their conflicting views, chaotic problems ensue. What will happen when the children are forced to manage an old theater along with the massive debt their father created? Will they be able to preserve the legacy he left behind?

In Pen Tor: New Season, P'Morn is going stir-crazy, talking to her dog at home every day to relieve stress because she is always the first to know everyone's secrets, making everyone suspicious of her.

Meanwhile, Pen Tor punches Khan Thep after seeing evidence provided by Por Jai. When Pen Tor and Por Jai confront Thip, Khan Thep reveals that he and Thip are actually just relatives. Pen Tor has to clear things up with Thip, while Por Jai feels no remorse for all the insults she hurled at Khan Thep.

Yom exposes his relationship with Je Mint, but Je Mint reveals she only pretended to be pregnant to force Yom to come clean. Juab nearly gets fired for chasing Yom (a partner in the shop) out to talk to a dog outside.

Eventually, Pen Tor and Por Jai expose Thip. Once all the secrets are out, P'Morn snaps out of her craziness. She announces the closure of PEAK (also known as "Piak") because Mr. Niphon invited her back as a joint shareholder of BKL. Everyone from PEAK returns to work at BKL, except Khan Thep, who goes abroad for work first. However, they continue working in the original PEAK building, with the BKL board moving in as well.

When Khan Thep returns, he seriously pursues Por Jai. Although she starts to soften, she pretends not to care. She gets jealous seeing him flirt with other girls and takes it out on Golf and Pen Tor. Pen Tor talks to Khan Thep, who asks for 3 months to prove he can stop being a player before asking Por Jai to be his girlfriend, though she isn't ready to answer yet.

In Pen Tor New Season 2016, BKL throws a party at Pen Tor's condo. Khan Thep uses the excuse of buying supplies to try and make up with Por Jai. Meanwhile, Wok is so busy calling Nong Chompoo that Yom pranks him by locking him out. After an hour, everyone realizes they forgot Wok and apologizes, but Wok is hurt and sulking because no one answered his calls.

The next morning, Wok wakes up naked next to Or, who acts like his wife. Wok is stressed to the point of madness for months. It was actually a prank by Pen Tor and Or. Before Pen Tor ordains as a monk, he asks Or to tell Wok the truth. However, after Pen Tor leaves the monkhood, Or still hasn't told him and even fakes a pregnancy, driving Wok crazy again. Wok eventually finds out the truth when P'Ood gets drunk and spills the beans. Wok tries to get revenge but forgets to coordinate with Chompoo, leading to Pen Tor's group countering his plan.

A fortune teller named "Mor Mha" predicts everyone's fate: P'Morn will die if she marries Mr. Manop this year; Yom must reconcile with Je Mint by year-end or she will find a new husband; P'Ood will go crazy from family stress; Wok will sleep with a man; and Pen Tor will successfully reconcile with Thip, but with the obstacle of a girl young enough to be his daughter falling for him.

Soon, the predictions start coming true. Pen Tor meets Nong Tang Tang, who has feelings for him. Wok almost sleeps with Sai Sai, a trans woman. P'Morn suffers violent accidents, nearing death repeatedly, but survives the prophecy because Mr. Manop runs away on their pre-wedding shoot day, leaving her at the altar but alive. P'Ood manages to clear his family and work stress one issue at a time. Wok refuses to look at women until he can verify they are biologically female.

Yom warns Pen Tor, so he stops repeating the Thip/Khan Thep dynamic and deletes his contact info from Nong Tang Tang's phone. Yom hatches an evil plan, pretending he sold his Bang Bar shares and is resigning. Everyone believes him until Mr. Big exposes the truth to P'Morn and Wok. Je Mint is pressured by them to confess, which she reluctantly does. Afterwards, Yom starts behaving well, just like when Je Mint faked her pregnancy.

Pen Tor sees Khan Thep taking a woman for antenatal care and they fight. He learns Khan Thep was just helping an ex-girlfriend who was dumped. Pen Tor insists Por Jai must not know, fearing her unreasonable reaction. Por Jai and Golf get suspicious, and Pen Tor keeps covering it up. Je Mint nearly ruins everything, but Pen Tor manages to smooth things over so Por Jai and Khan Thep can finally date.

Later, Yom discovers Pen Tor caused Mr. Manop to run away and threatens him. Fearing the worst, Pen Tor confesses to P'Morn first, explaining Mr. Manop's reasons. P'Morn understands, and they team up to prank Yom by saying Pen Tor was fired. In protest, Yom strips naked and goes down the elevator to the front of the building, nearly ruining BKL's reputation. Pen Tor's group stops him just in time. However, the prank costs Yom his chance to score points with Je Mint. Finally, P'Morn, depressed about being left at the altar, plans to resign and will only remain boss for another three months.
